A house rental agreement is an important legal document that defines the relationship between the renter and the landlord in a home rental situation. This document should cover typical situations and clearly spell out who is responsible for what. The agreement is the key document that protects both the renter and landlord in a rental transaction.

The actual residential lease agreement isn’t an incredibly lengthy document, but it does cover some very important topics that pertain to the property rental. Everyone that signs the document should be very clear about the information contained within the agreement as they will be legally bound to the conditions listed in the agreement. This is why it is very, very important to not only have a correctly crafted rental agreement, but that you understand what you are signing before you actually put your John Hancock on the dotted line.

You can get a generic rental lease form that covers most rental situations and may even have a place for you to enter information specific to the property being rented, or you can have a rental contract form custom made for the specific property being rented. Which direction you go is entirely up to you, depending on your comfort level with using a generic contract versus a custom form. However, since the cost to have a custom rental contract created for your specific property is minimal, you should at least consider this option so that your document is tailored to the specific rental property.

House rental forms typically gather some information about the renters so that there is a legal record of the tenants occupying the house. There will be other information on the house rental forms including any deposits required before moving in, and who is responsible for landscaping. There may be specific clauses on the form that are required by the state that the property is located in. Some states have different rules than others, so make sure the rental form you are using is for the state that the rental property is in. Otherwise, the contract may be voided if ever presented in a court of law.

It is always wise to use a correctly worded house lease agreement when renting a house, both as a landlord and as a tenant. Use of such a form limits future surprises and helps pave the way for an agreeable relationship between all parties involved in the renting of a house.
